Is the valuation really free?

Yes. No fee, no commitment to list, no contract. I do these because they help homeowners make better decisions, and a portion of those homeowners eventually decide to work with me when they're ready. That's it.

How accurate is your CMA?

A real CMA from a working agent is typically within 1–3% of what a property actually sells for, when we have good comps. I'll tell you straight up if comps are thin in your area or if your home has unusual features that make valuation harder.

Do you serve all of Maryland?

Yes — I'm licensed across the state, with deep familiarity in Prince George's, Anne Arundel, Howard, Montgomery, and Baltimore County. If your property is in a market I'm less familiar with, I'll still pull the comps but I'll tell you that up front.

Will you bug me with calls and emails after?

No. I follow up once after sending the CMA to ask if you have questions. After that, you'll only hear from me if you reach out. I'd rather you remember me as the agent who didn't pester you than the one who did.

What if I'm just curious and not planning to sell?

Totally fine — say "just curious about value" in the timeline question. I'd rather give you good information now and earn your trust for whenever you do move than chase a quick close.

How long does it take?

Within 24 hours of submitting the form. If your property has unique factors that need extra research (custom-built, recent major renovations, unusual lot), I'll let you know if I need an extra day.
